Apartments Matched to a Teaching Contract, Not a Vacancy List
Hired in spring, paid in fall, moving in July, at your campus by 7 a.m. — the educator calendar is a housing problem, and it is the one we work. Free to you; the community pays the referral fee.
Free to renters — the community pays the referral fee.
$0
What the search costs you. The community you lease at pays our referral fee, and your rent is identical either way.
1 day
Our target for your first matched list once we have your contract start date, campus address, and budget.
40+
San Antonio communities on our tracker — pricing and written screening criteria checked before you tour, not after.

How we verify each community’s income-documentation policy. A leasing agent’s word on the phone is not a policy.
Why us
Built Around the School Calendar
Calendar-first planning
We work backward from the first day you must be in the building. Lease start aligned to your contract start and in-service week — not to whenever a unit happens to come open.
The new-hire-letter question
Before you spend a single application fee, we ask each leasing office the question that decides everything: does your written policy accept a signed contract or new-hire letter when the first paycheck does not exist yet?
July-crunch handling
The whole state moves its educators inside the same six weeks. We start your search earlier than feels necessary and hold the timeline, so July finds you signing — not scrambling.
Budget honesty
We tell you what an educator budget rents comfortably in each corridor — with the full fee load, admin to pet to parking, on the table before you apply rather than discovered at signing.

How we compare
Moving Near Campus vs. Keeping Your Current Place
The cheapest move is the one you do not make. Sometimes that is wisdom and sometimes it is a year of 5:45 alarms — here is how to tell which one you are signing up for.

Your Own Lease vs. House-Sharing With Colleagues
Splitting a house with people who understand your schedule has real appeal and real savings. It also has a clause most sharers never read until it bites.

Moving Now on a Hire Letter vs. Waiting for the First Paycheck
Waiting until you can show pay stubs makes every application easier. It also means apartment-hunting in October while commuting from wherever you used to live. The trade deserves real arithmetic.

Common questions
- What does an apartment locator cost a teacher?
- Nothing. The community you lease at pays our referral fee out of its marketing budget, and your rent is identical with us or without us. The only ask is that your application names Luxe as the referral source — that line is what keeps the service free.
- I was just hired and have no pay stubs yet. Can I still rent?
- Often, yes. Some San Antonio communities accept a signed contract or new-hire letter in place of pay stubs — but only by written policy, and the policies change. We verify which communities near your campus currently accept new-hire documentation before you pay a single application fee.
- When should I start looking for a summer move?
- Earlier than feels necessary. For a July or August move, talk to us by April and tour by late May — most communities publish availability thirty to sixty days out, and the educator crowd arrives all at once in July. Reading this in June? Then the search needs to be sharper, not slower.
- Do you know anything about the schools themselves?
- We treat your campus as exactly one thing: your workplace. We match apartments to its address, your bell time, and your contract dates — the same way we would for a hospital or an office. Questions about schools as schools belong to your employer, not your locator.
- Can you guarantee I will be approved?
- No — and nobody honestly can. Screening decisions belong to each community. What we do is match you only to communities whose written criteria you appear to meet, flag anything worth addressing first, and make sure you never pay an application fee on a guess.
Your contract has a start date. Your lease should match it.
Tell us the campus, the start date, and the budget. We come back with a matched list — pricing and income-documentation policy verified in writing — usually within a day.
