Services · Summer Move Timing
Every Educator in Texas Moves in the Same Six Weeks
School lets out, contracts start in August, and an entire profession tries to relocate through the same narrow window. In San Antonio that means July inventory tightens just as your search begins, quoted specials evaporate mid-week, and the floor plans that fit an educator budget go first. The window is not a surprise — it arrives on the same calendar every year — so the answer is not luck. It is starting earlier than feels necessary.

Why this matters
What it costs to do nothing
Wait until your current lease is nearly out and the market decides for you. The pattern we see every summer: a renter tours in mid-July, finds the right unit, and loses it to someone who applied that morning — then takes a worse floor plan at a higher rate because the calendar left no room to keep looking. In the July market, the cost of starting late is not stress. It is measured in dollars per month for twelve months.
Why clients choose us for summer move timing
- We know the shape of the season — when San Antonio communities post their summer availability, when specials appear, and when the corridor near your campus historically tightens.
- Starting in April or May means the list is built and verified before the crowd arrives; you tour early and choose from the whole market, not its leftovers.
- Where a community offers a hold or a preleasing option on a unit coming open in July, we find it and tell you exactly what the hold costs — some are free, some are not, and the difference matters.
- One licensed contact holds your timeline across the whole season, re-verifying availability as your date approaches so the plan does not quietly rot between May and July.
The practical answer
The working math: for a July or August move, be in conversation with us by April, touring by late May, and applying four to six weeks before your target date. Communities generally will not hold a unit indefinitely, but most publish upcoming availability thirty to sixty days out — the skill is matching that window to your contract dates rather than to hope. If you are reading this in late June with an August start, do not despair; it means the search needs to be sharper, not slower, and a matched list beats a weekend of open-ended driving precisely when time is short.
Common questions
- How early is too early to start a summer search?
- Almost never as early as people think. Even in February we can map corridors and budget honestly, then time the actual applications to the thirty-to-sixty-day availability window. What we will not do is have you apply so early that you pay for weeks you cannot occupy.
- Can a community hold a unit until my contract starts?
- Some can, within limits — most publish availability thirty to sixty days out and will take an application against a future date. True long holds are rare and sometimes carry a fee. We tell you each community’s written hold terms before you commit to one.
- Is it cheaper to move in winter instead?
- Often, yes — demand is lower and specials run deeper. If your start date gives you the choice, we will show you the honest math both ways. Most educator contracts do not offer the choice, which is why timing the summer window well matters so much.
