Waiting genuinely wins on qualification — pay stubs beat any documentation package — and it is the prudent play if the position itself feels uncertain. But run the timing math before choosing it: the deferral moves your search into a thinner market and stacks the move on top of your heaviest professional season, often with a temporary rental and a second deposit in between. If the contract is signed and solid, hire-letter qualification at a community whose written policy accepts it usually costs less in total than waiting does. We verify those policies for free; the least you should do is know whether the early path exists before you pay for the late one.
